Transparent comparable method
HDB valuation estimate
Enter a block, flat type and floor area. HDBLens returns a defensible range only when the transaction sample supports it.
Choose an exact block. HDBLens will show the evidence and decline to estimate when the sample is too weak.
What this estimate includes
The calculator selects same-block transactions for the chosen flat type and similar floor area. It prioritises recent records and uses the median price per square metre for the centre of the estimate.
The lower and upper values are based on the comparable interquartile range. This is deliberately less precise than a single figure because unit condition, orientation, exact floor and renovation are not present in the public transaction dataset.
Confidence rules
At least 10 similar records with a reasonably close storey profile.
At least 5 usable records, but broader similarity.
The tool declines when the evidence is too weak.
Is this an official HDB valuation?
No. HDBLens is not affiliated with HDB and does not produce an official valuation. The range is a calculation from public registered transactions intended to help buyers inspect comparables before seeking an official or professional valuation.
