What this estimate includes

The calculator selects same-block transactions for the chosen flat type and similar floor area. It prioritises recent records and uses the median price per square metre for the centre of the estimate.

The lower and upper values are based on the comparable interquartile range. This is deliberately less precise than a single figure because unit condition, orientation, exact floor and renovation are not present in the public transaction dataset.

At least 10 similar records with a reasonably close storey profile.

Medium

At least 5 usable records, but broader similarity.

No estimate

The tool declines when the evidence is too weak.
