Why there is no automatic depreciation percentage

A shorter lease can affect eligibility, financing and buyer demand, but transaction prices also reflect location, flat type, condition, storey and supply. Comparing broad lease bands cannot isolate lease as the cause.

For a specific flat, inspect the exact block and similar transactions with comparable remaining lease. Policy and financing rules can change; verify current requirements with HDB, CPF and your lender.
